Septic tank pumping removes the accumulated solids and scum that a tank cannot break down. The EPA and Clemson Extension recommend most households pump every three to five years. We pump the full tank rather than skimming the liquid, check the baffles and outlet filter while the lid is up, and leave you a written record with the date and volume.

How to tell your tank needs pumping

It has been three years or more

The most common reason, and the cheapest time to do it. Pumping on schedule costs a fraction of what a failed drainfield costs.

Drains are slow across the house

One slow drain is a clog. Every drain slow at once usually points at the tank or the line to it.

Gurgling in the toilets or tub

Air being displaced where it should not be. Usually the tank is at capacity.

Smell in the yard or near the tank

A healthy system should not announce itself. Odor outdoors means something is escaping.

A soggy patch or unusually green grass

Effluent surfacing over the drainfield. Grass loves it. Your wallet will not.

Sewage backing up indoors

Stop running water and call. This is the point where a $400 job turns into a much bigger one if it is ignored.

How we do it

A pump-out takes under an hour on most residential tanks once we can get to the lid. Here is what actually happens.

    Locate and uncover the lid

    If the lid is buried we find it. You do not need to dig it up beforehand, though if you know where it is and it is exposed, that saves time and money.

    Measure sludge and scum

    We check the depth of both layers before pumping. That tells us whether your interval is right or whether you are pumping too often or not often enough.

    Pump the tank fully

    The full tank, both compartments, not just the liquid off the top. Skimming the liquid looks the same on the invoice and does almost nothing for the system.

    Inspect while it is open

    Baffles, outlet filter, tank walls, signs of root intrusion or cracking. The lid is only off every few years, so this is when problems get caught cheaply.

    Written service record

    Date, volume and condition, in writing. Georgia sellers are asked for the date of last professional service on the disclosure form, and this is that document.

How often should a septic tank be pumped in South Carolina?
Most households should pump every three to five years, according to the EPA and Clemson Extension. South Carolina Regulation 61-56 does not set a required residential interval, but it does require owners to keep the system in good working order. Tank size, household size and water use all shift the timing.
How much does septic tank pumping cost in the CSRA?
It depends on tank size, access, whether the lid has to be located and uncovered, and how long it has been since the last service. We will give you a firm number on the phone once we know those things.
How do I know if my septic tank is full?
Slow drains throughout the house, gurgling fixtures, odor outside, soggy ground or unusually green grass over the drainfield, and sewage backing up indoors. The last one is urgent. The others mean schedule it soon.
How long does pumping take?
Usually under an hour for a residential tank once we have access to the lid. Locating a buried lid adds time.
Do you need to find my tank lid, and do I need to dig it up first?
We can locate it. You do not have to dig, though if the lid is already exposed and you know where it is, it is quicker and cheaper. Risers are worth installing if you are tired of digging every few years.
Is there a required pumping schedule by law in South Carolina?
Not for residential systems. Regulation 61-56 requires that a system be kept in good working order rather than prescribing an interval. Grease traps are different and are held to much tighter maintenance expectations.
Do you provide a written record of service?
Yes, every time, with the date and volume. Keep it. Georgia disclosure forms ask sellers for the date of last professional service and most people cannot produce it.
